• How long does it take to close a DSCR or Fix & Flip loan?

Most loans close in 15–30 days, depending on appraisal and title. With full docs and a clean file, some can move faster.

• What documents are required for a soft quote?

We keep it simple. For a soft quote, we just need:

  • Borrower/entity name

  • Approx. credit score

  • Experience

  • Purchase price

  • Rehab or construction budget

  • ARV / estimated value

  • Available liquidity

• How are rehab funds distributed?

Rehab funds are released in draws as work is completed and verified by an inspection before each disbursement.

• Are rates and terms fixed after pre-approval?

Not yet. Rates and terms are locked after full underwriting and a formal lock, and can adjust based on appraisal, credit, and final numbers.

• What fees should I expect at closing?

You can expect: origination, lender fees, appraisal, title/escrow, and standard third-party costs (plus draw/inspection fees on rehab loans). All fees are disclosed upfront.
